File RPIE Statement with DOF.

If you own an income-producing property with an Actual Assessed Value greater than $40,000, you’re required to file an annual Real Property Income & Expense Statement (RPIE) with the DOF. Also, you must register with the DOF if you own property with ground-floor or second-floor commercial premises (storefronts) by this date.

Today is the last day of the heating season. Owners are not required to provide heat to tenants from June 1 through Sept. 30.

Use Memorial Day building schedule.

Memorial Day is a Building Service Employees’ Union (Local 32BJ) contract holiday. It’s also a Sanitation Department workers’ holiday, which means there’s no garbage pickup or street cleaning.

Submit annual water and energy benchmarking data to the city.

Local Law 84 requires owners of buildings with more than 25,000 square feet to submit annual benchmarking data by May 1st of every year.

Complete installation of natural gas detectors in residential buildings with gas lines or gas service.

All applicable residential buildings must install approved natural gas detectors in accordance with Local Law 157 by this date.

Local Law 97 compliance reporting due.

The first emissions report or prescriptive pathway filing is due by this date. Most covered buildings must submit their first annual emissions report via the DOB’s Building Emissions Assessment Management (BEAM) platform. Large buildings following the prescriptive pathway (Article 321) must file their one-time report by the same deadline. DOB is allowing a grace period through June 30, 2025. Submissions made by then will not incur penalties, but enforcement begins after that date.

Submit Local Law 88’s lighting and submetering report, if applicable.

Large buildings covered by Local Law 88 must file proof of upgraded common area lighting and installation of commercial tenant submeters, as required. Compliance filings must be submitted through the DOB’s online BEAM portal.

Pay union contribution.

Service Employees International Union (Local 32BJ) quarterly contribution to its pension and welfare fund is due today. To avoid interest and penalties, pay by the end of the month.

Pay New York City real property taxes.

Today is the final day to pay the last quarterly installment of 2023–24 taxes to the city’s DOF.

File NYC real property tax assessment protest—Class 1 properties.

Today is the last day to apply to the DOF’s Property Division for a reduction of the 2025–26 assessment for Class 1 properties. DOF must receive the application on or before March 17, 2025. If you file by mail, make sure you mail it far enough in advance to arrive by this date. If your application is hand-delivered, you must bring it to the office on or before March 17, 2025.
