Specify Address Where Tenant Must Send Rent Payments

Make sure that you specify in the lease—or in the lease's commencement date notice—the address where the tenant must send its rent payments, says New Jersey attorney Marc L. Ripp. This is especially important if the rent payment address is different from the addresses you list in the lease's introduction or notices clause, he says.

Many owners have separate rent payment addresses—generally because they have more than one street address or have set up a special location (for example, a post office box) for collection of rent payments, Ripp notes. If you're like those owners, but you don't add the proper rent payment address to your lease or commencement date notice, your tenants could end up sending their rent checks to the wrong address—causing unnecessary delays, he warns.
