City Council Passes Tenant Harassment and Displacement Legislation

The City Council recently passed 17 bills meant to protect tenants and prevent landlords from harassing them out of their apartments. The legislative package includes new rules on renovations, tenant buyouts, housing court process servers, and more. With its passage, owners cannot use construction as a means of harassment or falsify information on construction documents without being penalized.

File High-Income Rent Deregulation Form by June 30

If you have a tenant who’s paying a monthly rent of $2,774.76 or more for a rent-controlled or rent-stabilized apartment, it might be time to submit online the second of two Division of Housing and Community Renewal (DHCR) forms that may eventually lead to deregulation of the apartment. If you miss the deadline, you’ll have to wait until next year to apply for deregulation.

Cure Violations for Upcoming 2020–2021 MBR Cycle for Rent-Controlled Apartments

It’s not too soon for owners of buildings that contain rent-controlled units to begin preparing for the upcoming 2020–2021 maximum base rent (MBR) cycle. The Division of Housing and Community Renewal (DHCR) has recently released the 2020–2021 MBR forms. The forms that need to be filed include the Violation Certification and the Operation and Maintenance and Essential Service Certification.

Mayor Appoints New HPD and DOB Commissioners

Mayor Supports New Regulations to Protect Tenants

In a recent op-ed in the New York Daily News, Mayor de Blasio called on Albany to protect the over two million New Yorkers living in rent-stabilized apartments. MAJOR CAPITAL IMPROVEMENTS Parking Area Wasn’t Commercial Space for MCI Purposes

Landlord applied for MCI rent hikes based on installation of a new roof, facade and parapet restoration, bulkhead and entrance doors, intercoms, and related architectural fees. The DRA ruled for landlord but set the effective date of the MCI rent hike as Jan. 1, 2013, after finding that this was the first rent payment date after landlord submitted additional required information regarding the building’s commercial space.
